When can I see the property?
The best option to truly experience the property is to play the upcoming Kenny Palmer memorial: Battle for Bedford.
The MPO and MA1 divisions will experience Goliath's full layout. FPO, FA1, MP40, and MP50 divisions get to play a mix of the David (Short) and Goliath (Long) layout.

Can I stay in the AirBNB for my visit?
Absolutely, if it is available.
Is anyone living in the house?
No, the house is vacant and unfurnished.
The long term renter recently moved and left the house in great shape. We are working to schedule standard maintenance, however the home is ready for viewing.

If it is such a great investment for me, why are you selling?
I am transitioning from the corporate world to build a non-profit with a mission to support small businesses and charities that typically don't have much budget for cyber security.
Selling Goliath gives me a longer runway to get this idea off the ground and opens the door for someone who can bring Goliath to its full potential for our disc golf community.
I understand there are 2 rentals with a 3rd option. What other rental options are possible?
I can share a conservative business plan that may save you some spreadsheet building time, but here are the biggest rent opportunities that were going into my plan.

There are plenty of locations to set up a tiny homes. My plan was to build a central bath house and put 2-4 tiny homes as additional short term rental options.
Harvest Host is a neat organization and there is an RV hookup already installed. The caveat for this to work is that it does require a 'proshop' for the guest to spend money. The program works by allowing them to park overnight at interesting locations, like a disc golf course, but they pay for the night by being a patron of your business.
The proshop itself would generate additional revenue and there is plenty of space to set up a self checkout store and hang out area.
I haven't put any budgeting into building a second studio apartment in the basement, but the garage downstairs isn't necessary considering the 3 bay garage next door. It could be used to extend the studio into a larger apartment, a second studio apartment, or something like a gaming and media room if desired.

Proshop - Increases average spend per player above the pay-to-play or donation average, makes Harvest Host type programs possible.
Personal Business Marketing - My plan was to leverage the course as a marketing asset for my other ventures. This works best for a disc golf company, but we are seeing non-disc golf companies benefit from disc golf marketing as well.
